Buyers Wish List

Most people have a wish list for their ideal Spanish home. But unfortunately in some cases clients budgets will not bring their wish list to fruition.

(2) What type of property: Country house or townhouse.

(2a) If country house: Size of land. (anything over 1,000 M2 can be hard work)

(2b) If country house: Swimming pool. (a pool comes with maintenance costs)

(3) Number of bedrooms.

(4) Number of bathrooms.

(5) Will this be: permanent/holiday/investment.

(6) If permanent: How many people will be moving.

(7) Will there be children that need schooling.

(8) Is your purchase reliant on selling a property beforehand.

(9) Will you require a mortgage.

(10) What is your budget.

"I Must Have A Villa" Things To Bear In Mind

Mains electricity and water, if your preferred property is in the country, there is a possibility it may have solar power, (not mains electric). The water may not be good enough for drinking, but perfectly OK for everyday domestic use.

Most properties if not new or refurbished, will require a new kitchen and bathroom.

Don’t be short-sighted; think of the long-term implications of buying that remote villa in the country. If you’re at retiring age now, will you still want to be driving around country lanes when you are 70? Do you and your partner both drive? What will happen if the only driver is taken ill?

You may be a couple with a young family, driving to and from that villa in the country will soon become a chore when taking the children to and from school 4 times a day.

You may think it is great for the children to have some land to play in, but this can also be very isolating, their friends from school will find it difficult to see them. Remember; there is a very thin line between a dream and a nightmare.
